Tumalo lots are high desert. That means juniper, sage, rock, and elevation changes are common. Soil can be excellent or it can require extra prep depending on where you sit relative to the lava flows and old river channels that shape the area. A pre-purchase soil and septic feasibility study is a smart move on any Tumalo lot you don’t already own.
Some lots are flat and easy to build on. Others come with views that require thoughtful siting and grading. The lot variables that move your budget the most include slope, soil, well depth, septic system type, driveway length, and utility distance from the road.
Well and Septic
Most Tumalo properties are not on municipal water or sewer. That means a well (drilled to whatever depth your area requires) and a septic system sized for your home.
