Every year, the COBA Tour of Homes gives custom home buyers a rare opportunity: to walk through finished homes that most people never get to see from the inside. No appointment. No sales pressure. Just the work, in person.
This year, CNC Homes had a home on the tour in Caldera Springs, Bend’s premier resort community on the south side of the city. The 2026 tour ran July 10-12 and July 17-19.
The results are in. CNC Homes won seven awards in the $2,500,000-$2,800,000 category, including Best of Show.

About the 2026 COBA Tour of Homes
The COBA Tour of Homes is Central Oregon’s annual showcase of new custom home construction, produced by the Central Oregon Builders Association. It’s been running for decades, and it’s the best way to see what the region’s builders are actually delivering, at real addresses, with real finishes, not renderings or model home approximations.
Homes on the tour represent the full range of what custom building looks like in Bend and Central Oregon: architectural complexity, finish quality, site integration, and the kind of detail work that separates builders who do the minimum from builders who obsess over what’s behind the walls.
CNC Homes has participated since 2017. In that time, we’ve earned five Best of Show awards: 2018, 2019, 2022, 2023, and 2026. At the 2026 tour, Eat. Play. Gather. (Home #48) took seven awards in the $2,500,000-$2,800,000 category, including Best of Show. Plus 34 individual category wins for architectural design, interior finish, kitchens, primary suites, landscaping, and specialty feature elements.
The awards matter because they’re comparative. You’re not measured against an abstract standard. You’re measured against every other builder who entered that year. Five Best of Show wins means five years where the judges walked through every home on the tour and chose ours.
The CNC Home on the 2026 Tour
Eat. Play. Gather. | Caldera Springs Award-Winning Home
Address: 17829 Preservation Loop, Bend, OR 97707
Architect: Wright Design Studio
Interior Design and Staging: Legum Design
Specs: 4,460 sq ft | 4 bedrooms | 5 bathrooms
Eat. Play. Gather. is clean, contemporary, and built for resort living. The material palette layers wood, stone, steel, and plaster. An oversized pivot entry door opens the home. Expansive windows pull natural light into every main space. Custom rift white oak cabinetry anchors the kitchen.
The amenity program is specific: a private golf simulator, temperature-controlled wine storage, a hot tub directly off the primary suite, a luxury outdoor grilling station, and dedicated garage storage for golf carts and outdoor gear. Built-in bunks show this home was designed for how a family actually uses a resort property, not just for how it photographs.
Find the hidden coat closet behind the modern wood slat wall. It’s the kind of detail you’d miss if you moved through too fast.
This home rewards a slow walk-through. The details don’t read in photos the way they read standing in the room.
“I Can’t Quite Put My Finger on It, but This Home Feels Different”
That’s the comment we hear most often when visitors walk through a CNC home. And it’s exactly what we’re aiming for.
The difference is rarely one dramatic feature. It’s not one room, one finish, or one design element. It’s hundreds of intentional decisions working together: the way the home welcomes you the moment you step through the front door, the alignment of the windows, the balance of natural light, the proportion of the spaces, and the care given to every transition from one room to the next. It’s the craftsmanship you can see, and just as importantly, the craftsmanship you can’t.
When every detail is thoughtfully considered, the home simply feels right.
We believe exceptional homes aren’t defined by any one feature. They’re defined by the countless details most people never consciously notice, but everyone experiences. That relentless attention to detail is what makes a home feel different, comfortable, timeless, and unmistakably well built.
It’s the thing you’ll feel in Eat. Play. Gather. before you can name it.

What Caldera Springs Actually Offers Custom Home Buyers
Caldera Springs is a private resort community on Bend’s south side, adjacent to Sunriver and within the Deschutes National Forest. It’s built around a lake, a pool complex, a short course golf course, and an extensive trail system. It’s also home to the Caldera Springs Resort amenities, which are available to community members.
For custom home buyers, the appeal is specific: you’re in a resort community with access to amenities and community infrastructure, on a lot that backs to forest or open space in most cases, inside an architectural review process that has kept the development visually consistent since the community was established.
That review process is worth understanding before you build here. Caldera Springs has design guidelines that govern exterior materials, massing, rooflines, and lot coverage. Natural materials are required in most cases. That means cedar siding, natural stone, and metal roofing are standard, not upgrades. It also means the community maintains a cohesive character that protects your investment over time.
The tradeoff is that forested lots with design review take longer to permit and carry higher baseline material costs than an unencumbered lot in Redmond or east Bend. CNC builds in Caldera Springs regularly. We know the review committee’s expectations and how to design homes that move through the process efficiently without compromising the architecture.
What Custom Homes Cost in Caldera Springs
Most custom homes in Caldera Springs land between $500 and $900 per square foot in 2026, consistent with the broader Bend and Central Oregon market. Where your specific project lands depends on architectural complexity, lot conditions, finish selections, and timing.
Caldera Springs lots tend to push builds toward the middle and upper end of that range for a few reasons. Forested lots require tree retention planning, which affects sitework and can shape where and how the home is positioned. Design review materials add cost. And the community’s standards attract homeowners who want the high end of what custom building delivers, which tends to drive design and finish ambitions upward.
A 3,500 square foot custom home in Caldera Springs typically runs between $1.75 million and $3.15 million in construction cost, with most CNC projects in similar communities landing in the $600 to $750 per square foot range.
Land in Caldera Springs is separate from the build cost. Lots and available homes vary in price and availability, and you’ll want to work with a local real estate agent who knows the community if you’re starting with a lot search.

Why the Tour Is Worth Your Time, Even If You’re Not Ready to Build
Most people who walk through tour homes aren’t in the market today. They’re thinking about it. Maybe in two years. Maybe in five.
That’s exactly who the tour is for.
Seeing finished work in person does something that online portfolios, Houzz boards, and architect renderings don’t do: it gives you a real sense of scale, light, material quality, and flow. You walk into a great room and immediately understand whether it’s a 14-foot or a 16-foot ceiling. You run your hand across the countertops and know whether it’s stone or engineered surface. You see how the windows frame the view and whether the home feels connected to its site or just placed on it.
Those are the things that matter when you’re deciding who to build with and what you want to build. The tour is the fastest way to develop the visual vocabulary you need to make good decisions when the time comes.
It’s also free. No appointment. No follow-up required. Walk through, take photos, and leave whenever you’re ready.
About CNC Homes
CNC Homes has been building custom homes in Bend and Central Oregon since 2016. We work across Caldera Springs, Brasada Ranch, Tree Farm, Westgate, Old Town Bend, Tetherow, and Tumalo.
Each project manager carries 3 to 4 homes at a time, which means your project gets the attention it needs throughout the full build, not just at the start and end.
Every CNC client gets real-time access to budget, schedule, and selections through Buildertrend. We work on an open-book, cost-plus contract structure. The budget you sign is the budget you build to, with full visibility into every line item as the project moves forward.
We’ve built 34 custom homes and 30 remodels completed across Bend and Central Oregon. Five Best of Show wins at the COBA Tour of Homes, including seven awards at the 2026 tour. 34 individual category wins. We submit our work to the tour every year because being measured against our peers is the best quality control we have.
If you’re thinking about building in Caldera Springs or anywhere in Central Oregon, the best first step is a conversation. We’re direct about what things cost, what the timeline looks like, and whether the project you have in mind is realistic for your lot and your budget.
